Where this option fits
Second-home occupancy standards differ from investment-property financing. Intended use, rental plans, reserves, and property type matter.
Match the financing to the actual intended use
Discuss personal use, distance and property characteristics, rental plans, and your existing housing obligations. Do not describe a primarily rental property as a second home to obtain different terms. Occupancy classification and lender rules control the available options.
What we will review
- Personal use and any rental plans
- Existing housing obligations
- Down payment and reserves
- Can you support both housing obligations?
- How do intended rentals affect classification and qualification?
Compare costs over your own timeline
PMI commonly applies when a purchase down payment is below 20%. Ask for the premium, payment structure, and cancellation rules; reaching a certain value does not automatically remove every form of insurance.
Ask for a written comparison of upfront cash, the full payment, any financed costs, and remaining debt at the same future date. Keep your emergency savings and likely moving plans in the decision.
Questions borrowers ask
Can projected rent automatically qualify a second-home purchase?
No. Qualifying income and occupancy treatment must be reviewed under the actual program rules.
What should I send to get started?
Start with your goal, property location, approximate numbers, and timeline. Use the secure application channel for identity, income, and account records; do not email sensitive documents through an inquiry form.
