Down Payment Assistance Programs

Explore options that may help eligible buyers with a down payment or closing costs.

By Aaron Clowes · NMLS #200900 · Sources checked · How these guides are researched

Down payment assistance can reduce the cash needed at purchase, but its structure matters. A grant, deferred loan, forgivable loan, and shared-appreciation arrangement can have very different long-term costs. Funding and lender participation must be confirmed.

Eligibility is program-specific

Check the property location, household income definition, first-time-buyer rules, purchase limits, occupancy, education, and approved first mortgage. An online description does not reserve funds.

Read the repayment terms

Ask when payment is due, whether interest accrues, what forgiveness requires, and what happens at sale, refinance, transfer, or a change in occupancy. Deferred payment does not mean the debt disappears.

Compare the whole package

Evaluate the first mortgage and assistance together. Lower upfront cash can come with different pricing, fees, or later repayment. Compare against a standard low-down-payment loan and permitted gifts where applicable.

Before we compare options

  • Your purchase price or current loan statement and estimated value.
  • Income sources, recurring debts, occupancy, and available funds.
  • Your preferred payment range and expected ownership timeline.
  • Questions about insurance, points, assistance, or payoff terms.

Common questions

Is the advertised minimum enough to qualify?

Not necessarily. Approval depends on the complete application, property, program, and lender requirements.

How should I compare this with another program?

Use consistent amounts and assumptions. Compare cash to close, full payment, insurance or program fees, remaining debt, and the expected time you will keep the loan.
