Understand the structure
Conventional investment financing combines a borrower review with property and rental-income requirements. It differs from financing a primary residence or personally used second home.
Match occupancy to the actual plan
Explain whether the property is a rental, a future primary home, or a vacation property. Occupancy classification affects available products and terms. Do not assume one label can be substituted for another because it prices better.
Document usable rental income
The lender reviews permitted rental documentation and calculations under the applicable rules. A lease amount or market-rent estimate is not necessarily the amount used for qualification. Other owned properties and their obligations also need review.
Compare the portfolio impact
Review down payment, reserves, closing costs, insurance, existing mortgages, and your cash cushion. Compare a conventional structure with an eligible DSCR alternative using both loan costs and the property’s operating budget.
