Understand the structure
USDA guaranteed purchase financing requires both an eligible address and an eligible household. A property described as rural is not automatically eligible.
Check the actual property address
Use the official USDA eligibility tool as a starting point and confirm the result through the loan process. Mailing cities and county boundaries do not substitute for the program’s property rules.
Review household eligibility and qualifying income
Income used for program eligibility and income used to support repayment can involve different questions. Provide accurate household and income information and ask which limits and documentation apply.
Build the full cash-to-close and payment comparison
A qualifying zero-down-payment structure does not eliminate all closing costs or program charges. Compare any upfront and ongoing fees, taxes, insurance, transaction expenses, and retained savings with other available financing paths.
Details to bring to a review
- Property address eligibility
- Household income and size
- Upfront and annual program costs
Start with your goal, property use, timeline, available funds, and relevant current loan information. We will confirm what documentation the selected program requires. Send sensitive records only through the secure application and document process.
Common questions
Does an eligible address guarantee approval?
No. Household, credit, income, property, and lender requirements still apply.
Is zero down the same as no cash needed?
No. Other costs and account funding need a separate review.
